Wood flooring installation

Wood flooring estimating

  • Typically SF + 10%
  • Check box/carton SF
  • Include moisture barrier, underlayment, adhesive, sealer as required

 

Carpet

Sometimes referred to as soft flooring

Comes as broadloom (wall-to-wall), tiles, or rugs

Residential carpet is typically installed over a separate foam pad. The pad is glued down to subfloor, and carpet is attached to floor with tack strips around perimeter of room.

Commercial carpet is usually glued down, and may have an attached foam backing.

Non-resilient

Hard-surface flooring, includes stone, ceramic, terrazzo, concrete

Natural stone floors

  • Granite
  • Marble
  • Slate
  • Travertine

Tile floors

  • Ceramic tile
  • Porcelain tile
  • Saltillo tile
  • Quarry tile
  • Glass tile
  • Terrazzo tile

Adhesives and grouts

Most ceramic tiles have 1/4" or 3/8" grout lines. Natural stone tiles can have "zero joint" (less than 1/8") if the tiles have been squared properly. Large joints must use sanded grout; 1/8" or less must use unsanded grout.

Installation

Estimating flooring

Most flooring is priced by the square foot for both materials and labor.

Estimate about 10% waste, unless a pattern is used, then add 20%

Make sure to know how material is packaged -

  • How many sf per package?
  • Can unopened boxes be returned?

Carpet (broadloom) is usually sold by the square yard (9 sf) and must be bought in roll widths (usually 12')

Carpet tiles may be sold in boxes, same rules apply as for other flooring

Include any adhesives, underlayment, sealers, etc. necessary to install the flooring.

Wallcoverings

Wallcoverings are often called wallpaper; but wallpaper isn't really paper anymore.

Walls must be clean, dry, and free of any loose paper. They should be primed, and sizing should be applied. Sizing helps wallpaper to stick correctly, and it also allows wallpaper to be removed easily later. Most wallpapers have adhesive pre-applied, and paper strips are soaked in a water bath to activate the adhesive. Strips are "booked" (loosely folded adhesive side together) until ready to hang.

Specialty wallcoverings

Wallpapers can be difficult to estimate. Manufacturer's roll widths may vary, and the pattern repeat will impact the amount of waste. In general, do not subtract out the square footage of doors. windows, and other openings unless they are wider than 2 strips, since the paper is cut around these openings. Purchase all paper for a job from the same dye lot.
